KUALA LUMPUR: Asia Vision Capital Sdn. Bhd. (AVC), a licensed Venture Capital Company registered and regulated by the Securities Commission Malaysia (SC), has launched QJBCCI PLT, a Shariah-compliant real estate fund offering accredited investors structured access to Quayside JBCC.


This iconic mixed-use development is located within the Johor-Singapore Special Economic Zone (JS-SEZ), one of Southeast Asia’s most vibrant cross-border corridors.


QJBCCI PLT complements AVC’s existing conventional real estate fund, QJBCCA PLT, which was launched in January 2025. Both funds operate within a regulated framework, with assets lodged with the SC, and TMF Group serving as trustee. Tawafuq Consultancy acts as the Shariah adviser for the Islamic tranche.


These funds provide accredited investors with the opportunity to participate in the development of Quayside JBCC via Redeemable Convertible Preference Shares. Investors benefit from quarterly dividend distributions and have redemption options available after a five-year lock-in period.


Backed by institutional-grade governance and oversight, the fund is designed for investors seeking exposure to diverse real estate income streams, including hospitality, serviced residences, parking, retail, rooftop restaurants, and the development’s prominent LED advertising display.

Through our funds, we are pleased to offer accredited investors a structured and professionally managed pathway to participate in this vibrant development. This initiative underscores our commitment to unlocking long-term value through disciplined investment, Shariah governance, and institutional oversight,” said Ian Khor, Chief Investment Officer of Asia Vision Capital Sdn. Bhd.


AVC aims to raise up to RM300 million as the initial funding target for this development project.


To enhance investor experience, AVC plans to launch a dedicated mobile platform by late 2025, providing real-time updates on fund performance via web- and mobile-optimised dashboards.


As part of its long-term strategy, AVC is also exploring the possibility of converting this mixed-use hospitality development into a publicly listed Real Estate Investment Trust (REIT) by 2032, thereby broadening liquidity options and expanding investor access through public markets.


Through these initiatives, AVC is committed to actively shaping Malaysia’s private real estate equity landscape, connecting capital with one of Johor’s most strategically located developments as the state progresses towards becoming a regional financial and digital hub.


Developed by Bangsar Heights Pavilion (BHP), a subsidiary of the Bangsar Heights Group, Quayside JBCC is expected to commence operations by 2027/2028.


The development is designed as an integrated destination featuring premium residences, managed by Oakwood by Ascott, alongside hotel rooms operated by Hyatt Place. Quayside JBCC is well-positioned to benefit from major infrastructure projects, including the upcoming JB–Singapore Rapid Transit System (RTS) Link.


In 2024, Quayside JBCC received multiple accolades, including four awards at the PropertyGuru Asia Awards Malaysia with iProperty: Best Mixed-Use Architectural Design, Best Commercial Landscape Architectural Design, Best Retail Architectural Design, and the inaugural Best Designed Development (Malaysia), surpassing 18 contenders.


These achievements add to a growing list of regional and international recognitions, including the OPAL 2023, Asia Pacific Property Awards 2023–2024, ASEAN Property Developer Awards 2023/2024, as well as honours at the StarProperty and KSI Awards.
